Project Manager
Summary of Position:
The ideal candidate for this position must have a passion for design and construction, and contribute his or her creativity to our projects through a hands-on approach. Our project managers oversee each project from conception to completion and interface with construction professionals and the client. The PM must be knowledgeable in each trade and be able to manage multiple projects simultaneously throughout metro Atlanta and surrounding areas. Responsibilities:
- Work with the client from the start of each project to ensure understanding of scope, construction process, and expectations
- Oversee the beginning of each turn-key project
- Handle the details of permit submissions and design evaluations
- Create the the project schedule
- Process change orders
- Collaborate with the architect and construction crew to ensure feasibility of each project
- Conduct meetings on-site with the architect, client, and construction crew
- Negotiate with vendors, suppliers, and subcontractors
- Maintain regular communications with the Project Administrator and other office personnel
Qualifications:
- A Bachelor’s Degree in Construction Management, Civil Engineering or related field of study
- Minimum 5 years of experience in commercial construction management
- Ability to read, understand, and communicate construction drawings
- Solid experience in managing budgets for large construction projects
- Extensive knowledge of construction materials, processes, and equipment
- Good communication skills
- Knowledge of these computer programs: Procore and Microsoft Word, Excel, and Project
- Possess a Georgia’s driver’s license and a clean driving record
Project Superintendent
Summary of Position:
Supervises and coordinates the daily activities of construction workers, contractors, and sub‐contractors. Ensure that the project is progressing according to plan and Owner specifications in conjunction with the Project Manager, Architect, and Owner. This full-time position includes benefits, competitive salary, and paid time off.
Responsibilities:
- Schedule subcontractors, consultants, and vendors to complete the project on time
- Participate in pre-construction meeting with project manager, client, and sub-contractors
- Assist in obtaining permits and approval revisions
- Open the job site at the beginning of the day and secure it at the end of the day
- Communicate and enforce company safety policies and site rules
- Coordinate inspections with local jurisdictions
- Provide on-site coordination with subcontractors, materials, and equipment
- Ensure subcontractors and vendors execute and comply with contracted scope of work
- Ensure construction schedule is progressing on time and within the budget
- Identify conflicts in construction progress – discuss with the project manager
- Identify non-compliance with safety, health and environmental, and quality
- Issue non-compliance notices for safety, quality, schedule, etc. issues
- Maintain daily progress documentation in Procore included daily logs, photos, delays, schedule updates, etc.
- Preside over weekly subcontractor coordination meetings
- Maintain job site cleanliness and organization
- Assist in punch-list identification and completion
Qualifications:
- Minimum 4 years of experience in commercial or light industrial supervision
- Strong communication skills
- Ability to present and communicate professionally to owner, architect, and construction teams
- Ability to read and understand construction drawings
- Possess a Georgia’s driver’s license and a clean driving record
- Reliable transportation is a must.
